North London's stock is a mixed bag - converted period blocks in Islington and Camden, ex-council estates across Haringey and Enfield, newer developments pushing up around Tottenham and Wood Green. What ties it together isn't the building type, it's who's responsible for it: managing agents, freeholders, housing associations and landlords all carrying the same duty to keep fire doors doing their job.

For buildings over 11 metres, the responsible person has to run Regulation 10 checks - quarterly on communal doors, annual best-endeavours on flat entrance doors. Those are routine visual checks, and they're meant to be done in-house. Where we come in is what those checks turn up, or fail to catch: a door that's not latching, a closer that's lost its adjustment, a leaf that's taken a knock and no longer holds its fire rating. A quarterly visual check won't tell you if the intumescent seal's still doing its job under the paint - that needs a proper inspection.

For portfolios spanning several buildings, we run it as one programme rather than a string of separate call-outs - same survey standard, same documentation, block to block.
